Exclusive Mountain Properties opened in July 2008 and is one of the smaller Vacation Rental Property Management Companies in the area. We keep it small on purpose. Thirty (30) homes is our maximum. We feel that managing too many homes can be costly, to everyone involved, in the long run, as we strive to provide the utmost attention, care and management for each of our homes. For marketing purposes, we partner with several booking channels, such as Homeaway/VRBO, Booking.Com, Expedia, Travelocity, Google Vacation Rentals, Vacation Rentals.com, Trip Advisor, Flip Key, Trivago, and several others. All of these sites are directly integrated with our website and our Streamline Vacation Rental Software, which makes it very easy for guests to find and book your home through any of those booking channels. Our homeowners have full access to all financials, all booked reservations and more, through the Owner’s Portal portion of our website. That enables homeowners, to block off any dates that you want to use your property for yourself, your family and/or friends, and it provides homeowners a glimpse of their monthly bookings, income, and expenses We collect and pay all sales and occupancy taxes on behalf of our homeowners.

We are a full-service Vacation Rental Property Management Company, with a full housekeeping staff, a full maintenance staff, and we also offer lawn care and management if you need such. Our housekeeping and maintenance staff follow a strict, 85+ point, cleaning, and maintenance checklist, following all CDC Guidelines, prior to the arrival of any guests. We also have inspections teams who inspect each home, prior to all guest arrivals. We are also available to oversee any maintenance, repairs, remodeling, etc. that a homeowner needs to have done at their home. Although the bookings slow down a bit during the Winter months, our work does not. We will do weekly checks on your home, and always after any storms, damaging winds, snow and ice, our maintenance staff goes to each home to make sure there’s no damage of any sort. We also provide Winterization for your home, if that is a necessity We rarely encounter damages done to our homes, by y(our)guests, but in order to protect your home, each guest is required to pay a Damage Protection Fee at the time they book your property. That fee purchases a damage insurance policy that covers up to $3,0000 for accidental damages.
We Cater To Your Guests
Over the years, we’ve learned that repeat guests are essential, and we make every effort, to bring back as many guests as possible. We are proud to have some guests who return to stay with us each year, and have done so since we opened in 2008. We’ve also learned that it’s sometimes the “little things” that can make a difference to guests, and we do our part in that area. Each guest, or group of guests, are provided with a complimentary Welcome Basket upon arrival, containing coffee, dish detergent, dishwasher pods, extra trash bags (both kitchen and bathrooms) and other essentials. We also provide small soaps in each bathroom, as well as paper towels and toilet paper, and… we also provide complimentary (chilled) bottled water to accommodate those who may arrive late at night, before going to the grocery store. All of this is at no cost to our homeowners.
